We will conduct an exhaustive analysis of land or a potential acquisition aimed at determining the site’s current development potential, analyzing the competitive environment, uncovering potential problems and estimating the build-out cost. We will evaluate zoning and municipal restrictions, site constraints, environmental/wetland/engineering studies, required approvals, title issues and any other pending issues. We also have expertise with community development districts (CDDs) and homeowner associations (HOAS).
Reader will provide a financial pro forma analysis to arrive at an honest valuation using realistic cash flow projections and thorough feasibility and financial modeling to determine your economic returns.

We will create a best use vision for the land, analyzing the highest and best use for every part of a project. Phasing and market demand will be analyzed as well as optimal amenitization of a community based on physical assets, market positioning and community differentiation. We will incorporate best practices for planning and design in all aspects of the process and choose the best partners for your design team. When appropriate, we will recommend what parcels might make sense to sell to third-parties. We also have experience with complex public/private partnerships and create opportunities for vertical investments with potential 3rd party partners.

In some of the markets where Reader is active, entitlements and land use regulations are quite complex, and experience of zoning-related issues is of paramount importance for the success of any development project. Reader is experienced in government and community relations, rezonings, variances, and special use permits and will achieve the most favorable and flexible entitlement conditions Reader will lead a team of the best designers, engineers, surveyors, architects, and environmental & geotech consultants to produce the best master plan and handle all plans, CDs, permits and any agreements needed to ensure the project reaches the goal line.

Whether it is for one of our own partnership assets or 3rd party fee development, Reader can oversee all development activity, including soliciting bids from general contractors, reviewing and scrutinizing bids to ensure accuracy and monitoring horizontal development to ensure it stays on schedule and on budget. We oversee the coordination and implementation of infrastructure and amenities. We continually seek cost savings for the project through proactive development practices.
Builder & Developer Relations
Builder & Developer Relations
Reader has decades of experience working with national, regional and local homebuilders and developers and know each has different market priorities. We will leverage these partnerships to manage lot takedowns, manage costs and oversee marketing and public relations of the community, if appropriate, to ensure projected market demand is reached. We will also market and complete the sale of parcels to third-party buyers.
